1. What are your fees?

Our fees are very competitive but our standard of service is higher which gives you much better value for money.

2. Who will be looking after my property?

The reality with a lot of agents who offer property management is that there is a lot of staff turnover. At Laing + Simmons you deal with the owner of the business. Michael Percival is directly involved in caring for your investment and is always contactable on 0404 466 601. We deliberately keep the number of properties we manage to a very low level to ensure the best possible care of your valuable asset.

3. What about repairs?

We are very careful about spending your money. Because we look after fewer properties we have the time to obtain the best value for you. Our designated trades people are chosen on the quality of their work and the value they provide.

4. How often do you inspect my property?

We conduct a very thorough inspection prior to your tenant moving in and when they vacate. We also inspect the home 3 months after the tenant moves in and then every 6 months. We encourage our owners to join us at our inspections at least once a year and we will let you know prior to our inspections.

5. How much rent can I get?

Our team is very experienced and has excellent market knowledge. We determine the rent of your property by comparing your home with others that are similar and then taking into account the current market conditions, the special features of your home and in consultation with you. Our prominent office and extensive marketing along with our great desire to achieve the best for you, will all help to get you the best possible result. We regularly review our rents to ensure that your rental return keeps pace with rising costs and changing markets.

6. How do I choose a tenant?

We are very careful with our tenant selection and can give the best advice when choosing a tenant. The tenant's previous rental history, work history and references are checked. We also consult a national tenancy database prior to discussing the suitability of the tenant with you.

7. How do I change to Laing + Simmons from my current agent?

The process of changing agents couldn't be easier. We handle all the details once you appoint us to care for your asset. The tenant and their lease is completely unaffected by a change of agent.
